Highlights of the report show the months‑supply of homes reaching a new low of 1.3 months (it was 10.1 months in 2012). Confirming what one would conclude from the supply shortage, the number of pending listings in June reached a high of 16,658 (up from 9,279 in June of 2012). Buyer competition combined with low inventory resulted in a sold price versus listing price of virtually 2% over asking — this compared to 2012 when the median sales price was almost 6% less than the median listing price.
